HILTON LAKE HOMEOWNERS ASSOCIATION BOARD MEETING

HOMEOWNERS PRESENT: Costica Gheorghiu

 

The meeting was called to order by John Nist on Tuesday, 7:00pm at the Hilton Lake firehouse. Written agenda is not available.

 

[MSP] Meeting minutes of February 2006 approved as-is.

 

[MSP] February 2006 budget.

Dues: 4 of 118 homeowners still have not paid by the late payment deadline. Late letters were sent and not acted upon by these homeowners. Delinquencies are noted as Lot 38, 56 (both delinquent for two years now), 60 and 126.

Fence repair: Repairs were made on the fence separating Hilton Lake and Hilton Estates. The company who installed it (Atlas Fence Co) made the repair. The bill was $292.95.

Treasurer software: Quicken was demo’ed and found to be inadequate. It was returned. We are still looking for suitable software to replace the current Excel format. Candidates are: Quickbooks, Peachtree, Mind Your Own Business.

 

OLD BUSINESS

Lake Treatment: The “Ponder” contract was signed. We are waiting for good weather to apply the first treatment.

 

Neighborhood Watch Signs:

[MSP] Add large signs above the three Hilton Lake entrance signs. Two others… one on common area next to Lot 127 and one on Lot 109. One more sign will be added at an appropriate site at the tennis courts.

[MSP] $50 to buy 10 small and one more large sign.

 

NEW BUSINESS

Establishing meeting order:

[MSP] Create an ad-hoc committee (at least one Board member and one other homeowner) to set up meeting guidelines. The purpose is to establish procedures to prevent the meetings from becoming out of control. We need clear-cut guidelines (Mike Shorb).

 

Committees: One other proposal is to reconstitute and re-form existing committee(s) and create new ones: 1. Landscape/Maintenance, 2. Lake, 3. Work party and 4. Special projects. Incoming Board members will be encouraged to join one of the committees.

 

Fence Down/Wind damage: Part of a fence (Lot 52) which borders 35th Ave. has fallen down and is in disrepair. It is noted that this property is a rental. A letter will be sent to the property owner to alert him/her of the condition of the fence.

 

102nd Place:

It has been communicated to the Board that Lot 27 has a garbage problem. Lot 21 has broken-down cars in front of house.

Also, some homeowners on 102nd Place have noted an increase in day/night pass-through activity. Residents on this street have a heightened sense for potential criminal activity. It is important to note this with the Neighborhood Watch. Contact the sheriff (dial 911) if any illegal activity is witnessed.
