HILTON LAKE HOMEOWNERS ASSOCIATION BOARD MEETING

                                    October 4, 2005

MEMBERS PRESENT:, Nancy Christiansen, Frances Collinwood, David Jiles, Rob Marks, David Miles, Ray Metz, John Nist, Richard Stewart, Chris Van Horn

MEMBERS ABSENT: none

HOMEOWNERS PRESENT: Costica Gheorghiu

The meeting was called to order by John Nist on Tuesday, 7:00PM at the Firehouse on 108th St. Written agenda is not available.

[MSP] Meeting minutes of September 2005 approved, with corrections.

Comments from Mr. Gheorghiu:

The lake treatment is not working. Can we do something different to get it to a better state?

Mr. Gheorghiu was informed of the numerous ideas and issues associated with each proposed idea. We are spending ~$5,000/yr to treat the lake with the Healthy Ponds treatment. This is an enzyme added in the blue spheres that are placed in the lake during spring and summer.

OLD BUSINESS:

[MSP] Current budget approved as-is.

Cutting behind Lot 13, Division 2: Six members of the Board met with the homeowner on the night before this meeting. Upon a second examination of approximate lot lines, it appears the trees that were cut lie within the boundaries of the homeowner’s property.

[MSP] Write a second letter homeowner rescinding penalties, but recommend that the cuttings be removed to lessen the fuel fire potential.

NEW BUSINESS:

Cul-de-sac planters- Some look shabby. This problem is best solved with input from the people who live around subject planters. The planter at the top of 107th St. may best be removed and turned to pavement. This would make for better emergency vehicle access. The board needs input from affected homeowners to assist in getting this done.

32nd Ave playpark: Backflow test was performed by ABC Co. for $38.00. It passed.

Delinquent dues: Two liens were placed for non-payment of dues- Division 1, Lots 38 and 56. Owners will be responsible for back payment of dues and any legal fees accrued by Lien Research Co.

[MSP] The board voted “no” to explore selling the small piece of common area behind Lot 51. CC&Rs do not allow this, and the rules would need to change.

[MSP] The board voted to allow Chris Van Horn to purchase six “scoop your dog doo” signs. The cost is approx. $15/sign plus a small amount for signposts.

Entry sign on 104th St: About 2:30AM on 9/24/05, a 96-98 Honda Civic, possibly red in color knocked over the sign at the entrance. Anyone with any info is urged to contact a Board member, so that we can send the repair bill. The sign is being repaired and will be restored soon.
