HILTON LAKE HOMEOWNERS ASSOCIATION BOARD MEETING

                                    September 7, 2004

MEMBERS PRESENT: Nancy Christiansen, Frances Collinwood, David Jiles, Rob Marks, David Miles, John Nist, Ray Metz, Chris Van Horn

MEMBERS ABSENT: None

HOMEOWNERS PRESENT: Jerry & Laura Lyon, Paula Brady, Richard Stewart, Monty Tuengel

The meeting was called to order at on Tuesday, 7:00pm at the home of John Nist.

Written agenda is not available.

[MSP] Meeting minutes of August , 2004 approved, with minor corrections.

First portion of meeting was dedicated to the concerns of the Homeowners present:

Jerry & Laura Lyon: Mr. Thompson at 3310 102nd St. is planning a fence and shed to be built. The Lyons are concerned that this will be a safety issue because it will block their view of the playground, where their children play. Discussion followed about the need for this project to conform to CC&Rs and local code. The fence (6 ft. height) and shed (120 sq. ft) appear to meet the minimum requirements.

Paula Brady: A rake has been fabricated to control the milfoil in the North lake. The cost is $200. We need permission from the board to allow Monty to use a jetski to assist the milfoil raking. Monty submitted a bid for $762 for three days of work that he estimates it will take to remove the milfoil. Further discussion is noted in the “old business” part of the meeting.

Richard Stewart: Mr. Stewart came to the meeting to volunteer to be a board member.

OLD BUSINESS

Milfoil rake- The removal of milfoil with the rake needs to be proven. A demonstration of this method needs to be done.

[MSP] Approval of the purchase of the rake and milfoil removal bid ($200 for rake/$762.30 for labor- Monty Tuengel) is contingent upon successful demonstration.

Summer party- Friday, Sept. 17 is “Hilton Lake Night Out”. The band is ready. Nancy has access to a flatbed trailer for a stage. The fire department will be here with a fire truck (but on call for emergencies). There will be fingerprinting and Sparky the fire dog. Also a bouncing room for kids. For hot dogs, Rob M. has a pot and David J. has a burner.

Work party- We will have our fall work party on Saturday, October 16 from 8AM to 1PM. The tractor would spread gravel better with some wheels on the spreader.

NEW BUSINESS

New board member vote: It was noted that we have three volunteers for one board member position: Karen Ferguson, Costica Gheorgui and Richard Stewart. A secret ballot vote was cast per the bylaws. The eight votes were counted and Mr. Stewart was voted in as the ninth board member.

Boat in South lake: Ray will add a message to the webpage to ask the owner to remove it. If no one claims it, we have a volunteer who wants it.

Dues increase: It was decided to bring the subject up at the Annual meeting in March 2005. If we continue to need maintenance items such as the lawn renovation done on the North lake, we may need a dues increase in the near future.

Thompson shed/fence: Rob M. and Ray M. will visit Mr. Thompson to discuss his plans.
