HILTON LAKE HOMEOWNERS ASSOCIATION BOARD MEETING

                                    June 1, 2004

MEMBERS PRESENT: Frances Collinwood, David Jiles, Rob Marks, David Miles, John Nist, Ray Metz

MEMBERS ABSENT: Nancy Christiansen, Chris Van Horn

HOMEOWNERS PRESENT: Michael Ferguson, Costica Gheorghiu, Monty Tuengel, Don Williams

The meeting was called to order at on Tuesday, 7:00pm at the home of Rob Marks.

Written agenda is not available.

[MSP] Meeting minutes of May 11, 2004 approved with corrections.

First portion of meeting was dedicated to the concerns of the Homeowners present:

Michael Ferguson: Mr. Ferguson thanked the board for the reply to his letter of concern about the common area maintenance. He noted that the specs are being followed better.

Don Williams: Raised the concern with the goose problem and the mess that they can create. He wanted to inform the board that there is a group which can come out and remove the geese. This is done while the geese are molting (they cannot fly due to missing feathers). It costs approx. $300 and takes about 1 ½ hours. Not sure whether the geese are euthanized or relocated. A decision needs to be made, because the birds are a couple of weeks away from the molt.

OLD BUSINESS

Rob M.

Work Party: There was a tire in the lake which was pulled out during the work party. This was taken to the dump and there is a $17.00 charge.

Lake: The pump is now on.

South lake weir: There is a concrete plug about 1.5 feet in from the outlet. We need a pneumatic chipping hammer to break it loose. Also, the person doing this job should be harnessed for safety and prepared to get soaked. We need this low-flow outlet available in winter to handle the larger flows that the new culvert will send. Rob will get bids on doing this work.

John N.

LUD bill- All homeowners are individually billed for street light electricity. Historically, the association got the bill, but some problems were encountered, so now the county bills homeowners individually.

David J.

Submitted the bill for $22.75. Frances had a check ready.

NEW BUSINESS

HLHOA website:

Rob had a problem getting to the Kendra website. Ray M. paid the $75.00 for registering the www.hiltonlake.org site which is now up and running. He would like to get an email list to add to the contact list. There is a message board, where people can post public messages. Ray would like get a “.pdf” file of the CC&Rs, which he will post (Fred Farris may have the electronic copy, since he transcribed them a few years ago. We need an update to the status of the trail.

North lake Trail:

The remnants of the spite fence are still there. Dave Miles will email Joe Jackels to see about removal.

Tennis Court:

Lock is jammed. Anyone can freely enter and exit. This continues to be an ongoing problem.

[MSP]- Not to exceed $100 to fix tennis court door.

Common areas:

We have two bids so far. One from Monty’s Maintenance ($12,700) and one from Everett Landscape ($11,000). It was noted that, with the current budget, we cannot afford the large bids coming in. We need to find a way to split it up, over time. Perhaps half now and half later. A quick check of the budget showed that we could probably absorb ~$8,000 for this effort, this year. John will contact Chris Van Horn to get the possible third bid. He was tasked to receive information by Friday, 5PM and a decision will be made, thereafter.

[MSP]- Not to exceed $8,000. Bidders will be asked to modify bids to the two separate areas on the North lake.
